Home information pack

The home Information pack is compulsory from 1st August 2007 only on homes of 4 bedrooms or larger. September 10th on 3 bedroom properties

However what is not compulsory or required in the pack is the “Home condition report.”  as this offers no benefits, and is not acceptable to the building society as a survey.

You should be aware that there is no legal definition of what constitutes a 4 bedroom of larger property or 3 bedroom property.

 If you describe your  home as “having rooms instead of bedrooms”.  The Home information pack is not required nor is the Energy performance certificate.

The only new cost is the, Energy Performance Certificate. Cost of £50 to £60 maximum, any more you are being overcharged Please see Criminal record checks.

If you put your home on the market before 1st August, you do not need a pack until January 1st 2008.

In a further change to existing proposals, sellers will only need to have commissioned a pack before they put a property on the market, as opposed to waiting until they have a HIP in place .

You can also include a Home contents document in the pack, to layout what is included and whats not.

The Basic Home information or sellers pack should cost, if you DIY it no more than around £260 or around £600 max for a commercial pack with the correct local searches.

Should the pack include a Home Condition Report?

A Home Condition Report is not compulsory and is in fact useless, as mortgage lenders will not accept the report as a survey, and will still require there own..

So do not waste money geting one.

The Council of Mortgage Lenders, having consulted their members, say that “The home condition report won’t be enough in order for people to get a mortgage, because they will be asking for an additional survey” -

The home condition report – a form of mini survey – was in part intended to help mortgage lenders undertake automated valuations, and thus eliminate the need for a physical inspection of the property.

But research by the Council of Mortgage Lenders shows that most lenders still expect to be carrying out their own inspections five years after the introduction of the packs on June 1st 2007.
