Here is one Domestic energy inspector to avoid if you live in Surrey.
The cost of the EPC will depend upon market forces. However this is a new industry and I will be aiming to provide the EPC for around £200 this is based in the Surrey area. This will include VAT unless the government decides that we do not have to charge VAT for the EPC.
If someone in the area where my company will be working charges under £100 well good luck to them.
Remember it is down to us to set the price!
I would expect a typical day to involve 3 EPC’s.

I came across this on a web forum, as my wife is a trading standards officer i can tell you these statements on other web sites are incorrect.

To try and get around this regulation is foolhardy and I believe you and your Estate Agents are courting trouble under the Property MisDescriptions Act. This is a criminal offence. Also this will affect the value of your home.

You as an estate agent and HIPs provider you should know better, but lets go over your points one by one.

Trading standards have no powers to intervene. But i will forward this to them so they may talk to you.
As you are also aware the local searches in HIPs pack are flawed and to say there is saving of £150 is false, in most cases new searches have to be commissioned negating any saving

Your reference to an EPC being valued at £45 is totally unrealistic. You have clearly chosen to ignore the substantial amount of detail which has to be produced as part of the legally required site notes.
Domestic Energy Assessors will also have to cover the costs of training, travel and the admin associated with arranging their working days around the needs of the general public.
I, for one, will not be prepared to conduct such a survey for less than £100 and anyone prepared to do it for less should seriously review the quality of their service.

Domestic Energy assessors you do talk nonsense, i have seen the EPC produced.
The public do not want it so at the end of the day if you want to charge £100 that’s up to you.
The public will vote with there feet and not there wallets.
Besides after August 1st we can show you how to be hips and energy performance free free legally, saving homeowner’s £700.

The easiest answer is ‘let’s see what happens’!
If people want to try and get around the 4 bed scenario, let them, if the public will vote with their feet, let them.
These sites are designed to let people have their own views and opinions, some even quote their information as ‘facts’.
I for one have seen too many people offer there views based on which side of the fence they sit, and only scoff when people under the guise of vigilantes (or anarchists) try to convince people that they speak as the voice of reason.
Can’t wait for this to die down, Brian might start on a new topic, like giving advice on how to put red diesel in cars to stop the government from ripping us off on fuel costs, or how to avoid stamp duty or council tax.

Just for the record the client is not just paying for the pieces of paper that make up the certificate he/she is paying for the work and knowledge that goes into producing the same. However if some people think they can make a living by producing large numbers of accurate EPCs for less than £100 then I should let them get on with it, I for one will not be doing so.
