Here is something to consider when selling and buying with HIPs.
As a home seller, do you realy want to have to spend up to £700 on a HIPs pack, when you do not have to.
As a home buyer are you really interested in the energy performance of the home you are going to buy, apart from the obvious things like double glazing and loft insulation.
When you buy a home its generally, Location location location, then how it looks and then price.
Hips is supposed to save you the buyer £150 in local searches ect
Considering that if you are given a hips pack, that the Local searches in there are incorrect. So when you give a copy to your solicitor the first thing he or she does is order new ones.
Now the £150 saving has now gone out of the window, and you have to pay the cost, so quite franky what is the point of the whole sorry mess.
Just to put the record straight, as a HIPs pack provider.
We have no obligation to offer the actual local authority searches.
Which is why a HIPs pack can be £299 or £700
Just because your buyers solicitor or your home buyer building society, may need new searches is no concern of ours.
After August 1st you have to have a Hip on 4 bedroom and larger properties.
I personally take an intense dislike to sites like yours acting as a whistle blower.
