EPC’S and HIPs

Can you believe the spin the government is now putting on HIPs and EPC’s Energy performance certificates.

What started as an aid to stop Gazumping, assist first time buyers, stop failed transactions is now reduced to…

EPCs and HIPs will help to tackle climate change by giving consumers the information they need to cut carbon emissions from homes and bring greater transparency to a home buying and selling process which is currently failing consumers. from Gov web site

What utter rubbish, the hips pack makes nothing transparent,  the majority of local searches in the cheaper packs are incorrect , and the so called EPC energy performance certificate is made up of assumptions.

To prove my point;

This from a HIP Provider, “Almost all HIP providers are using personal local authority searches, which many lenders will not accept.
There WILL be a backlash against these cheap products, and companies such as mine will continue to promote authorised local authority searches.”

So what do you get in the curent  pack, see for yourselves below.

As a home seller would you want to pay upto £600 for this. Considering you can your sell your home as large 3 bed plus study, or even large home or apartment and not need it.

The required HIP documents are: with word and pdf examples.

You can also include a Home contents document in the pack, to layout what is included and whats not.

As far as the EPC certificate is concerned- After all none of us know that loft insulation is good, double glazing is good.

Cavity wall insulation, is good provided it does not cause a bridge, in which case it causes damp problems… which the EPC will not pick up..

So tip of the day. Market as 3 bed plus study or large flat, or even just say you applied for it and sell your home without one….
