Sellers pack searches

The correct searches in the sellers pack or HIP, need to be the actual Local authority searches. Not the generic one that most HIPs pack providers are using.

  • Not having the actual local searches, will cause delays as the buyers building society, and your buyers solicitor more often than not will refuse to accept them.
  • You can be charged for the cost of the extra searches causing more delay and aggravation, something HIPs was supposed to avoid.

Make sure that if your ever need a home information pack or sellers pack that the searches in there are correct.

The required HIP documents are: with word and pdf examples.

You can also include a Home contents document in the pack, to layout what is included and whats not.

The cost of the pack may well be more expensive but the information will be acceptable to both sides and no delays.

If your not sure ask, and get the facts in writing before parting with your cash, that the searches in the pack are the local Authority searches.

Urgent update searches in the Home information pack not acceptable to most banks and building societies, you are being told to pay for the searches.

  1. This HIPs thing is turning into a farce, if you cannot event get the correct local searches in your pack.
    What is the point of paying for the thing in the first place.
    Its time this died a rather painful and noisy death..

  2. Whilst EPCs being required every year (that’s NOT the case) your point about searches is completely valid.
    Almost all HIP providers (apart from ourselves) are using personal local authority searches, which many lenders will not accept. There WILL be a backlash against these cheap products, and companies such as mine will continue to promote authorised local authority searches. Particularly, because now they’re getting cheaper and quicker than personal searches.

    The EPC in the Hips pack is valid only for 12 months, which makes it rather ridiculous considering the EPC for landlords is valid for 1o years.

    Just onme of the reason HIPs is tuning into farce..
